Not necessarily. There are three types of working relationships in the State of Colorado between Buyers/Sellers and Agents. If you have not requested that we represent you as a Buyers Agent and have signed documentation to that effect, then we are not your Agent. We will, however, deal honestly and fairly with you at all times. Our office policy is to be Transaction Brokers and we will be happy to provide you with a copy of the definitions of the different Brokerages.
MLS stands for Multiple Listing Service. This is a service designed by area Realtors to make information on members’ listings available to all the membership. All this does is make many more professionals aware of the listings. If a Realtor other than the listing company sells a property, the Listing Broker shares the commission with the Selling Broker. It does not cost the Seller any more to take advantage of this exposure .
No. Any member of the local Association can sell another companies listing. So when you find a Realtor that you are comfortable with or have learned to trust, that Realtor can help you with all your Real Estate needs. As you pick your Doctor, Plumber, Lawyer, so can you pick your Realtor.
No. The Seller knows what he/she wants from the sale and it makes no difference where the offer comes from.
Yes. We do ask however that you make arrangements in advance so that we can plan for after hours showings. Like you, we have families and make plans so, on occasion, we may not be available on a moments notice.
No. "Exclusive" means that our company is the place to come for information on your house and the place to schedule showings. We are members of the Durango Area Association of Realtors and when you list with us your house will be in the MLS and available to all members.
Yes. This is a common practice in our office for people who remain in the area or upgrade.
